Client: Local builder/developer.
Brief: Instructions were received, from a client of long-standing, to implement a planning permission obtained by Letchworth Garden City Heritage Foundation for the substantial reconstruction and conversion to a dwelling of a former builder’s workshop/store, together with the construction of a pair of traditionally styled semi-detached houses on the site.
Involvement: Due to inadequacies and discrepancies in the design for which permission had been granted, we were required to amend the proposals for the two new houses, and obtain consent for the amendments from both the local planning authority and LGCHF. We were then able to prepare the more detailed construction drawings required to enable building regulations consent to be granted, both for the new houses and the conversion. The progress and quality of the works was monitored throughout the construction phase, and appropriate certification was issued on completion to satisfy Council of Mortgage Lenders requirements. The two new houses were subsequently nominated for and awarded a prize from LGCHF in the category of ‘best new housing’.
