Brief: To carry out an initial pre-purchase survey of a substantial detached double fronted village home with four attached self-contained flats. Instructions were subsequently received to design, specify and oversee major works of alteration and refurbishment, to include the incorporation of the accommodation contained within the flats into the main body of the house.
Involvement: The service provided included undertaking a detailed measured survey of the existing buildings, preparing scheme proposals for the required alterations and obtaining all necessary local authority and other statutory consents. Preparing detailed construction drawings and a written specification against which competitive tenders could be obtained from selected contractors, preparing a tender analysis upon receipt, advising the successful contractor of his appointment and preparing contractor documents for signature by both parties. Monitoring the progress and quality of the work by periodic site visits and generally administering the terms of the contract through to completion and agreement of the final account.
